The Opportunity: Property Manager – Lease-Up & Operations

We are seeking a hands-on, experienced Property Manager to lead operations for a brand-new Build-to-Rent community currently under construction in Greenville, Texas . This role is pivotal in managing all phases of lease-up and day-to-day property operations, from the first showing to move-out and everything in between.

You'll serve as the face of the community, ensuring top-tier service for residents while keeping ownership informed and operations on track. Key Responsibilities

  • Lead lease-up efforts by coordinating with our leasing and marketing teams, following up with prospects, and showing available homes.
  • Oversee the full leasing cycle including application review, lease preparation, and document management.
  • Conduct move-in inspections and coordinate smooth transitions for new residents.
  • Manage rent collection , resolve delinquencies, track expenditures, and assist in annual budget preparation.
  • Supervise on-site team members and vendors.
  • Respond to maintenance requests, oversee work orders, and coordinate unit turnarounds with a goal of 5-day make-ready completion.
  • Handle punch-out process for newly constructed homes in collaboration with builders and contractors.
  • Communicate professionally with residents, team members, ownership, and vendors.
  • Review and submit monthly financial reports with accuracy and timeliness.
  • Ensure compliance with Fair Housing laws , safety regulations, and company policies.
  • Be available for occasional after-hours maintenance calls .

Qualifications

  • Minimum 3+ years of experience in property management, preferably with lease-up and/or single-family home portfolios.
  • Professional, friendly demeanor with strong problem-solving and customer service skills.
  • Excellent verbal and written communication skills.
  • Strong financial acumen including budgeting and variance reporting.
  • Ability to work independently, multitask, and stay highly organized.
  • Familiarity with Yardi or other property management software is a plus.
  • Proficient with Microsoft Office Suite (Word, Excel, Outlook, PowerPoint).
  • Strong knowledge of landlord/tenant law and property management best practices.
  • Dependable, punctual, and adaptable to change.

Compensation & Benefits

  • Salary: $60,000 – $65,000 annually

Schedule

  • Monday to Friday
  • 8-hour shifts
  • Occasional after-hours availability for emergency maintenance calls
